Digitalisation of building elements: Anticipating repairs in properties
The project investigates the possibility to digitalise and collate the data on the condition of building elements and building automation in the properties. The aim is a digital system that anticipates the date when repairs are needed and enables better coordination of repairs. The project is coordinated by Jyväskylän Tilapalvelu, the facility services of the City of Jyväskylä, and its partners.
What kind of problem is the project trying to solve?
The project aims at anticipation and coordination of repairs and renovation carried out in properties. Proactive repairs are resource-wise activities that save the property owner's resources and provide an easy way to plan work. This way, all ”emergency repairs” can be eliminated.
The obtained advance information could also be used in drawing up the budget. Even large property masses and their repair needs could be examined, and competitive tendering for repair projects and procurement could be organised in a centralised manner.
What is done in this project?
The project is essentially an assessment based on which a pilot will be created. During the experiment, information is gathered on the condition of the building components and building automation. In addition, testing is carried out on a system that would automatically produce a long term planning report (PTS) on the expected repair and renovation needs and their costs, provide a schedule for the work and group the repair and renovation needs.
The system is created by combining the available open data in the Talo 2000 classification system and by enriching open data with the information on the structures, systems and equipment in the property, their technical useful ages and cost information.
Who benefits?
The system would work as a tool providing the property owner and the building manager with information about an individual property or a wider property portfolio. The open interface would be open to all companies that produce or provide services to the property.
